Introduction
As a leader in the sector, Solemar Sicilia specialises in consulting and management services for short- and medium-term rentals. In order to optimise the management of contractual relationships with potential guests so that they can enjoy a peaceful and worry-free stay, the rules for the proper use of rented properties are listed below.
The rules listed below help maintain the property in a condition that is both functional and welcoming to all guests, ensuring healthy and effective cooperation between the parties.
1. Definitions and Scope of the Agreement
These General Terms and Conditions (‘GTC’) govern the relationship between Solemar Sicilia (“we”, “Solemar Sicilia”) and clients/guests (“Client”, “Guest”) in relation to bookings for tourist accommodation, courses, ancillary services and other services offered directly by Solemar Sicilia.
Where special conditions have been agreed with the Client in writing they will prevail over any clauses in the GTC which are covered by such an agreement.
2. Bookings and Payments
Reservations can be made through our website, by email or through authorised booking portals (e.g. Booking.com, Airbnb, etc.).
Upon confirmation, a deposit of between 20% and 30% of the total booking amount will be required. The exact percentage will be indicated in the confirmation email.
Bank or platform fees are payable by the Client unless otherwise indicated.
The outstanding balance must be paid at check-in, before the keys are handed over, in cash or by card (accepted card types are indicated in the confirmation email).
3. Security Deposits
Upon arrival, a standard security deposit of €200 may be required (amount at the discretion of Solemar Sicilia and indicated in the confirmation email).
The deposit will be retained until check-out, and will be used to cover any damage to the accommodation, furnishings or facilities, or any documented breaches of contract (e.g. smoking in the house, unauthorised guests, failure to comply with rules).
If there is no damage and no charges are due, the deposit will be returned at check-out (either in cash or by card refund, depending wherever possible on the original payment method used).
4. Prices, VAT/Sales Tax and Included Services
All prices are quoted in euros (€) and include VAT (sales tax, known in Italy as “IVA”) at the rate of 10% unless otherwise stated.
The accommodation fee includes: use of the accommodation for the booked period, initial cleaning before check-in, initial supply of bed linen and towels, basic utilities (see Section 9).
Some local taxes (e.g. municipal tourist tax) may apply which are not included in the price quoted. These will be clearly indicated in the confirmation and collected in accordance with current legislation.
5. Check-in, Check-out and Supplementary Fees
Check-in: From 16:00 to 20:00. It is essential for the client to communicate their arrival time in advance.
Late check-in after 20:00: Subject to a supplement of €30. This service is subject to availability and confirmation in advance.
Check-out: No later than 10:00 on the morning of departure.
Unagreed delays in vacating the accommodation may result in additional charges.
6. Registration of Guests and Necessary Documentation
At check-in, all guests staying in the accommodation must present a valid document confirming their identity (national ID card, passport or other document accepted by Italian law).
The data will be recorded and transmitted to the competent authorities via the AlloggiatiWeb portal or other public security platform, as required by current legislation.
It is forbidden to allow access to or accommodate unregistered persons. Any person entering the accommodation must be notified and registered in advance.
Violation: €200 fine and the right to immediately cancel the booking, without refund for unused nights; any administrative penalties imposed by the authorities may also be charged to the Client responsible.
7. Rules of Behaviour in the Accommodation
7.1 No Subletting
The Client/Guest is expressly prohibited from subletting, in whole or in part, the accommodation covered by this contract, as well as from transferring to third parties, for any reason whatsoever, their right to enjoy the property. Any violation will result in the immediate termination of the contract, with forfeit of both the accommodation and all sums paid.
7.2 No Parties / Events
It is forbidden to organise any parties, events, celebrations or gatherings with more people in attendance than the number of registered guests. Violation will result in a penalty equal to double the total amount of the booking and the immediate forfeit of the accommodation without refund for unused nights.
7.3 No Unregistered Guests
The right to access and stay in the accommodation is granted exclusively to guests who are duly registered at check-in. It is forbidden to host, even temporarily, persons whose identities have not been previously communicated to us and who are unregistered. Violation will incur a penalty of €200 per unauthorised person and the right for Solemar Sicilia to immediately cancel the booking without refund for unused nights.
7.4 No Separating the Electricity Activation Device from the Keys to the Property
The device provided for activating the property’s electrical system must always be kept joined to the set of keys given to the Client/Guest. It is expressly forbidden to separate this device from the keyring, or to lose, tamper with or break it. In the event of a violation, a penalty of €200 will be applied for each lost, tampered with or non-functioning device, plus compensation for any consequent damages.
7.5 Night-time Quiet Hours (23:00 -08:00)
It is forbidden to cause disturbance (e.g. by loud music, excessive noise or any form of gathering) during the nocturnal hours given above. Violation will incur a €200 fine; repeated violations may result in termination of the contract and forfeit of the accommodation.
7.6 No Smoking Indoors
Smoking is prohibited inside the accommodation. Violation of this rule incur a €100 fine, plus any necessary cleaning costs.
7.7 No Pets
Pets are not permitted in any of our premises without express written consent.
8. Cleaning, Linen and Extra Services
Cleaning of the accommodation is only provided before check-in. At check-out the accommodation must be left in a respectable condition (rubbish correctly sorted and disposed of, dishes rinsed, furniture in its original place).
An initial set of sheets and towels is included and will be found on your arrival.
Extra services are available on request (if booked in advance):
- Fresh bedsheets + towels: €15 per person.
- Additional cleaning during your stay: a price will be quoted based on the size/type of accommodation. This cost will be communicated before the service is provided.
9. Consumables (Electricity, Water, Gas)
Consumption of utilities at a standard rate is included in the price, except as follows.
For stays longer than 5 nights, Solemar Sicilia reserves the right to charge for excess electricity consumption, calculated at €0.60/kWh.

Any discrepancies will be communicated to the Client; any payment due is to be paid before check-out or will be deducted from the deposit.
10. Luggage Storage (Free)
We offer a free luggage storage service at the following times and locations (subject to availability; not supervised 24/7):
- Palermo: Via Paolo Balsamo 12 – Monday – Friday 09:30-18:30.
- Santa Flavia: Via Pescheria 67 – Monday – Friday 09:30-18:30.
We do not accept valuables (cash, jewellery, high-value electronic devices) for storage; storage is at the depositor’s risk within the limits permitted by law.
11. Waste Separation (Obligatory) and Disposal
The separation of waste is mandatory in all our facilities, in accordance with current municipal regulations.
Guests must separate waste correctly, in compliance with the schedule and disposal methods communicated by Solemar Sicilia at check-in.
It is strictly forbidden to leave bags of unsorted waste in the house or to deposit unsorted waste in incorrect containers.
The names of Guests in breach of these rules will be communicated by Solemar Sicilia to any relevant booking portals and furthermore to the competent authorities, as required by current legislation. Any resultant penalties or extraordinary costs may be charged to the person or persons responsible.
12. Cancellations and Refunds
Cancellation requests must be sent in writing (by email or through the portal used to make the booking).
- If a request is made within 24 hours of the booking being made: a 100% refund of all fees paid will be given.
- More than 24 hours after the booking is made and more than 30 days before the arrival date: the deposit (20%-30%) will not be refunded but no further payments will be taken.
- Within 30 days before the start of the booking: 100% of the total cost of the booking will be due.
No refunds will be given in the event of early departures or no-shows.
13. Maintenance of the Accommodation (Routine and Emergency)
Clients may not refuse to allow our technicians to enter the accommodation to resolve any issues encountered on the premises.
Clients may not refuse to allow our pool cleaning staff to enter outdoor or communal areas.
Clients may not refuse to allow our garden maintenance staff to enter outdoor or communal areas.
14. Responsibilities and Limitations
Solemar Sicilia undertakes to maintain all of their accommodation in a safe and secure condition and in compliance with the regulations applicable to local tourist accommodation.
Solemar Sicilia is not responsible for accidents, injuries or damage occurring outside the accommodation, including public roads, communal areas, beaches or footpaths to the sea, except in cases of wilful misconduct or gross negligence directly attributable to Solemar Sicilia.
Guests use outdoor areas, communal swimming pools, equipment and footpaths to the sea entirely at their own risk.
Personal items are left unattended at the customer’s own risk; we recommend the use of safe deposit boxes where available.
15. Protezione dei Dati Personali
All personal data provided by the Client is processed in compliance with current legislation on the protection of personal data (EU Regulation 2016/679 – GDPR and relevant national legislation).
The data collected (including identity documents for public safety purposes) is used exclusively for the provision of services, legal obligations and communication with the Client.

16. Language, Applicable Laws and Relevant Jurisdiction
The Italian language version is the official iteration of the GTC. Translations in English, French and German are provided as a courtesy for ease of reference.
In the event of discrepancies in interpretation between versions of the GTC in different languages, the Italian text shall prevail.
The GTC are governed by Italian law. Unless otherwise provided for by mandatory consumer protection legislation, any disputes shall be settled by the court of the place where Solemar Sicilia has its registered office.
17. Acceptance of the Terms and Conditions
Confirming a booking (whether directly with Solemar Sicilia or indirectly through partner portals) implies full acceptance of these General Terms and Conditions.
Any exceptions or special agreements are valid only if confirmed in writing by Solemar Sicilia.
